1. We’ll only let to responsible tenants – we conduct rigorous tenant screening and advise our landlords before committing to a tenancy. Our checks include ensuring prospective tenants can afford the property (gross monthly earnings should be more than 2 ½ times the property’s rent), credit checking, and normally landlord and employer referencing going back at least 3 years. Ours are tenancies that last.
  2. No upfront or hidden fees = no risk! – We know we will find you a suitable tenant within a reasonable time period so we don’t charge any upfront fees for our property management service. If we don’t do as we promise, you pay us nothing. Unlike many letting agents who reel landlords in with eye-popping low management fees and then hit them with a raft of hidden charges, we have a simple fee structure of a marketing fee and a monthly management fee. That’s it. There are no additional fees for inventories, renewals, inspections and other services which we consider part of the monthly management fee.
  3. We’ve got the market covered – Your property will appear on all of the most popular rental portals so no prospective tenants will be missed. Our adverts include wide-angled photographs and thorough descriptions to make sure they stand out.
  4. We don’t want you to wait – we understand the importance of getting back to our customers quickly so we stick to strict response limits for all landlords and tenants enquiries of maximum one working day. We’ll always inform landlords in advance of any repairs required at a property before going ahead. We understand the importance of a single point of contact for our customers so every property we manage has a dedicated office based property manager who is there whenever you need them.
  5. We’re thorough and we’re endorsed! – We take a detailed written and photographic inventory of your property (usually over 200 high res photos) to make sure we have an accurate record of the contents and condition of the property at move in.   6. Strict arrears process – Our arrears list is small, very small. From our strict upfront tenant screening through to our prompt and effective chasing of tenants, we make sure that any arrears are dealt with quickly so that our arrears list does not grow. Our arrears list is less than 1% of our active tenancy number which is a credit to our tenant screening and strict arrears process.
