Once an offer has been accepted on your property, the process moves into the capable hands of your solicitor. However, our work doesn’t stop there. We stay in close contact with all parties involved—solicitors, buyers, and surveyors—to handle any queries, arrange necessary surveys, and ensure everything progresses smoothly up to the big day.
CONCLUDING THE MISSIVES
“Concluding the missives” might sound like legal jargon, but it’s an important milestone. This is when the legal part of the sale contract is agreed and signed by all parties, making the sale legally binding. This step usually happens towards the end of the sale process but can occur earlier if it suits everyone. Once your solicitor is ready to conclude missives, they’ll inform us, and we’ll pass the good news on to you
SIGNING THE DOCUMENTS
You’ll need to sign the relevant documents to finalise the missives. This can be done in the comfort of your home and posted back to your solicitor, but many people prefer to sign in person. Meeting with your solicitor in person allows you to ask any questions you may have about the legal details and ensures everything is crystal clear.
PREPARING FOR THE HANDOVER
As the completion date approaches, we’re here to help with the final details. If needed, we can carry out a final inspection of the property to ensure it’s ready for the new buyers. We often take meter readings to make the transfer of utilities as hassle-free as possible.
Your solicitor will also confirm how the keys will be handed over to the buyer. Most often, this happens at our Brunswick Street office, but we’re happy to assist with delivering keys elsewhere if required.
THE BIG DAY
Completion day is an exciting time for everyone involved! We love meeting the new homeowners when they come to collect the keys to their new home. It’s a chance for us to celebrate the end of one chapter and the beginning of another.
WRAPPING THINGS UP
Once the sale is officially concluded, your solicitor will handle the financial side of things, including paying our invoice from the sale proceeds. This covers our fees and any viewings we’ve carried out on your behalf.
