If you’re thinking about selling your home, you’re in luck—new data from Rightmove has confirmed that February and March are the best months of the year to list your property. That’s right—list now, and you’ll have the highest chance of a successful sale.

 

THE BEST MONTHS TO SELL

Rightmove’s latest analysis, based on millions of property transactions since 2012 (excluding the pandemic-influenced 2020), reveals that nearly 7 out of 10 homes listed in February and March go on to successfully sell. January and April are close runners-up, meaning the early months of the year are prime time for sellers.

 

2025 IS OFF TO A STRONG START

We’ve already seen positive signs in the market, giving us confidence that 2025 will be a strong year for buyers and sellers alike.

  • The number of potential buyers contacting agents about homes for sale on Rightmove is up 8% compared to this time last year.
  • The number of sales being agreed has risen by 15% year-on-year.
  • January saw a record number of applications for a Mortgage in Principle, up 49% compared to January 2024.

All of this suggests strong buyer demand, making it a great time to get your property on the market.

 

22 DAYS TO SELL A HOME IN EDINBURGH

The time it takes to find a buyer is also looking good. According to Rightmove, throughout the UK:

  • In January and February, it takes an average of 51 days to find a buyer.
  • In March and April, that number holds steady at 52 days.
  • Compare that to 61 days in October and November, and you can see why spring is such a hot market.

In Scotland, the numbers are even better, with an average of 44 days to secure a buyer. And in Edinburgh, one of the UK’s top-performing markets, up to the end of January, properties went under offer in an average of only 22 days, half the time of properties in other Scottish regions and much lower than the UK average.
