WHO WE ARE

Umega is Edinburgh’s most exciting letting agent, and with ambitious growth plans for 2025 and beyond, we’re on the lookout for motivated, customer-focused individuals who can help us keep raising the bar. We have an incredible team, a thriving culture, and sky-high standards – and we’d love you to be a part of it! At Umega, we do things differently – we work hard, but we have fun while we’re at it. We’re bold, playful, and full of integrity. We own our mistakes, we take risks, and we innovate.

We put people at the heart of everything we do – whether that’s our customers or our team. If you share this mindset and want to make a real difference, you’ll feel right at home here.

THE ROLE

As a Letting Negotiator, you’ll be responsible for managing properties while they’re on the market. This means taking charge of everything related to marketing and tenancy negotiations – from listing properties and arranging viewings to handling offers and securing the ideal let.

You’ll need to be super-organised, able to juggle multiple responsibilities, and confident in managing expectations from landlords, tenants, and colleagues. Every day will be different, and you’ll play a vital role in helping people find their new home.

This role involves hybrid working – a mix of time in our lovely new office on Brunswick Street, some working from home, as well as being out and about in Edinburgh and The Lothians conducting viewings. A full UK driving licence is essential (but we have a fleet of company pool cars, so there’s no need to use your own vehicle!).

YOUR KEY RESPONSIBILITIES:

  • Managing properties while they’re being advertised for rent
  • Listing properties accurately and effectively
  • Handling tenant enquiries and interest
  • Arranging and conducting viewings
  • Providing regular feedback to landlords
  • Managing the marketing process to secure lets efficiently
  • Negotiating tenancy agreements and lease terms
  • Vetting potential tenants

WHAT WE’RE LOOKING FOR:

  • Outstanding customer service skills (minimum 2 years’ relevant experience required)
  • A strong team player, who’s also confident working independently
  • The ability to thrive in a busy environment while maintaining attention to detail
  • A natural problem-solver who can think on their feet
  • A proactive approach to learning and self-development
  • A full, clean UK driving licence
  • Someone who loves company culture – at Umega, our people make us who we are!

WHAT’S IN IT FOR YOU?

  • Be part of an award-winning company of 70 fantastic people
  • A hybrid working setup – some office time at our amazing Quartermile HQ, some home-working
  • 32 days’ annual leave (increasing after 2 years with us)
  • Company pension & enhanced parental leave
  • Private healthcare (Vitality) & enhanced sick pay
  • Cycle-to-work scheme & employee discounts
  • Volunteering opportunities
  • Regular social events – we love a get-together!
  • Loads of free tea, coffee, soft drinks, fruit, and treats in the office
  • Career development – regular performance reviews, training, and one-to-ones
