As letting agents we regularly help clients find investment property investments in Edinburgh. It dawned on me this week that we don’t shout about this enough and that we just presume that clients (existing and potential) know we can help them out. But from the positive and surprised reaction I hear when I explain how we can help via our investment sourcing service to wannabe buy-to-let landlords, I realise that many people don’t know about all the tools we have. So, watch this space! I intend to start suggesting some investment options through the power of our blog to share my wisdom on some good investment options.
Every day we see properties that would make great property investments. In the past 3 months Umega Lettings have helped 8 investors secure quality properties in Edinburgh, matching up properties delivering good yields and capital growth prospects with our clients’ budgets (ranging from £92k up to £325k) and we’re currently sieving the market on behalf of a number of other investors to find them the best available investment. With experience in letting almost 1,000 Edinburgh properties in our 9 years of business, we have the knowledge and experience to know which properties let well.
I wanted to take this opportunity to plant the seed of investing in the 1 bedroom property market in Stockbridge. While we could confidently find you a property elsewhere in Edinburgh offering a 6% yield around the £100-110k mark (I’m a big fan of Polwarth and Fountainbridge) or around 7% around the £300-350k mark (HMO territory in Marchmont or Newington), Stockbridge is a great option for cash buyers or those not heavily geared (ie those with lower borrowing outlays), offering a good 5-5.5% yield in an established area with very good prospects for medium-term capital growth.
For an investor with c £150k to spend I would recommend taking a look at properties available around Dean Park Street and Comely Bank Row. With the recent reopening of the Raeburn Hotel and the approved development of Edinburgh Accie’s grandstand and associated retail units, I can see this area of town really flourishing over the next 3-5 years. As such, NOW is the time to buy up these 1 bedroom flats in Dean Park Street or Comely Bank Row that appeal to Edinburgh’s professional tenants. Stockbridge is buzzing and the rents for 1 bedroom properties are not crazy-expensive hence the huge lure of this area for professional tenants.
Looking through the ESPC today (and without delving too deep into any home reports) there are a couple of excellent options available for sale.
Check out 20 1f1 Dean Park Street this one is on at ‘offers around £137,500’ so a purchase at £135,000 and a rent of £575pcm would reflect a gross yield of 5.1%
Or, another one at 14/15 Dean Park Street is a belter! At ‘offers over £145k’ you might get your hands on this for £150k and I would be confident of achieving a rent of £625pcm which would deliver a gross yield of 5%
And there are plenty more great deals out there. ‘…..if I had the money…….’
