If you’re looking to sell your Edinburgh home, here’s what you can expect once you’ve chosen your Edinburgh Estate Agent as they get your home ready for advertising.

 

Onboarding

Once you’ve chosen your Edinburgh estate agent the next step is to get set up with them so they’re ready to act on your behalf. This will normally involve completing the estate agent’s Terms and Conditions and providing identification to allow ID checks to take place for AML (Anti-Money Laundering) purposes. Preparing for sale

To show off your home in its best light there will often be bits and bobs that should be taken care of before showing it off to the world. This could be these little things you’ve lived with for years like a patch of old paint showing after light fitting has been removed or could be a larger improvement such as decoration throughout or new carpets. At Umega we take a hands-on approach at this stage, offering our advice and experience on any worthwhile improvements or dressing/styling we recommend. These little touches can make a big difference to make a house feel like a home and so to generate as much interest as possible. We also have the advantage of our experienced in-house maintenance team who can take care of any improvements worth doing before putting your home on the sales market. 

 

The Home Report & other surveys

 Once everything is looking its best it’s time for your estate agent to organise a Home report through a RICS accredited surveyor. The surveyor will assess the property’s valuation and will carry out a condition report and Energy Performance Certificate of the property. As a seller you are required to complete the Property Questionnaire element of the Home Report. The surveyor will send out a draft version of the Home Report for you and your estate agent to check and, once you’ve approved this they will send out the final version. If any other surveys are required, including cladding surveys for modern apartment blocks (known as EWS1 forms) or damp or structural surveys necessary these would be arranged at this point.

 

Preparing the marketing assets

Around the same time as the Home Report is being prepared, your estate agent will organise the marketing assets. These will vary from agent to agent. Then it’s launch time! Your Edinburgh estate agent will promote your property online to reach as many prospective buyers as possible.
