We understand that great customer service comes from combining the best people with the best technology. So that’s what we do! For landlords it starts with our online valuation tool, to give landlords an approximate rental valuation for their property. Our onboarding process is then taken care of online and once a property becomes managed, landlords have access to our online payments portal, to keep a close eye on their finances. Regular and checkout inspections are also reported to landlords via an inspection portal with embedded photos and notes, with the support of our fantastic team each step of the way. We do what we can to attract great tenants as quickly as we can. We advertise our properties with wide-angled photographs, floorplans, videos and engaging descriptions. Once our properties are on the market we are extremely responsive and our lettings team takes every opportunity to match tenant enquiries to one of our properties. We have a growing, glowing reputation amongst Edinburgh tenants and our average time to let properties sits at less than 16 days, well below the Edinburgh average, while our average tenancy length is over 27 months. Our average property void period is only 3 days. We advertise our properties on all the main lettings portals and the Umega website appears at the top of Google for all the main tenant search terms. Busy tenants can book to view properties out of office hours via our online booking feature (almost 50% of all our viewings are booked out of hours) and properties can be secured remotely to make it as easy as possible for them to choose a Umega property. Our tenant onboarding process is seamlessly handled online from their application, referencing and credit checking through to lease signing and inventory checking and editing at move in.

Once a tenant moves in they can report maintenance issues via our online platform 24/7 which means that less issues go unreported by busy tenants. Also, many issues are rectified online view the platform, reducing unnecessary contractor call-outs. We also have a 24 hour emergency phone line so that emergencies can be dealt with right away, protecting your tenants and your property.

We’re completely transparent in everything we do.  We have a simple fee structure with absolutely no hidden fees and nothing charged until a tenant moves into a property. We charge a monthly property management fee of 10%+VAT and a marketing fee of £250+VAT for each new tenancy.

We’re ARLA (Association of Residential Letting Agents) Propertymark regulated letting agents and we fully comply with the guidelines and Code of Practice set out by ARLA. This means should anything go wrong, you get your money back! Our key team members hold the highest NFOPP qualification and we voluntarily operate to a higher standard than the legal minimum required of letting agents. We’re experienced with over 14 years in business and we’re committed to raising standards in the lettings sector.

Our accounts department ensures that rents are paid on time each month on the day it's received. We deal with all property management issues including maintenance, always communicating openly when issues arise. Once a tenant vacates we carry out a thorough property inspection and check the inventory to record any damage before rectifying it.
