We’re completely transparent in everything we do.  We have a simple fee structure with absolutely no hidden fees and nothing charged until a tenant moves into a property. We charge a monthly property management fee of 10%+VAT and a marketing fee of £250+VAT for each new tenancy.

We have a growing, glowing reputation amongst Edinburgh tenants and our average time to let properties sits at less than 18 days, well below the Edinburgh average, while our average tenancy length is over 25 months. Our average property void period is only 3 days. We advertise our properties on all the main lettings portals, with wide-angled photos and floorplans to make sure the property stands out and our own website is highly ranked for the main tenant search terms. Busy tenants can book to view properties out of office hours via our innovative online booking feature (44% of all our bookings are made out of hours) and we carry out rigorous tenants screening and give our landlords full visibility of the results before committing to a tenancy. Our accounts department ensures that rents are paid on time each month on the day it's received. We deal with all property management issues including maintenance, always communicating openly when issues arise. Once a tenant vacates we carry out a thorough property inspection and check the inventory to record any damage before rectifying it.
