Please send a STAND OUT cover letter along with your CV, detailing what you can bring to the role, why you want to come onboard and why we’d be mad not to hire you (applications without covering letters will not be considered).

Due to business growth, Umega has an exciting opportunity for a highly-organised and motivated Property Sales Manager to join our Estate Agency Team on a full-time, permanent basis. Our estate agency service has been growing at a steady pace since we launched in 2020, and our passionate team is doing excellent work in delivering exceptional service to our buyers and sellers, ensuring we’re on track for continued success throughout 2024, and beyond. We have ambitious growth plans for the coming years, planning to take significant market share of the Edinburgh residential sales  market. The first exciting step towards this is opening up a prominent branch on Leith Walk this summer.

We have a phenomenal team, an incredible culture and high standards, and we’re now looking for more talented and motivated people-focused-people to join our award-winning team.  We’re not your average business. We do things differently; we work hard, but we have fun while we’re doing it. We’re bold and playful but we always act with integrity and acknowledge our mistakes. We’re ambitious and unafraid – we try new things, we innovate, and whatever the outcomes we’ll enjoy the learning journey and make the most of the ride. We also put people at the heart of all we do; that goes for our customers and our team. Being knowledgeable, empathetic, and super-responsive to the needs of our customers is the basis for everything we do across our Estate Agency, Lettings and Home Repairs businesses. We build trust by acting with care and integrity, and honouring our commitments at every turn. If you can get behind our ethos of Homes not Housing, People not Property, and truly embody this in everything you do then you’re going to love it here.

This is a dynamic role and offers a fantastic opportunity to play a key role in continuing to develop our estate agency offering; using your experience and skills to help shape our service and processes as we grow. We’re looking for a passionate, motivated and experienced sales professional who is looking for an opportunity to bring your own ideas and personality to the table, and help us move our service forward at this key point in our business growth. In this role you’ll be leading the sales team from the front, with a responsibility for managing the existing team and new positions that we recruit as we expand. You’ll be responsible for ensuring our properties secure a favourable offer, and that sales are managed through to a successful conclusion. It’s important to us that all roles within the business remain closely connected to the customer so you’ll take full responsibility for the sale process for a portion of our estate agency clients; always aiming to exceed expectations, reduce their anxiety, and create lasting and memorable relationships. You need to be willing to do a bit of everything; helping new clients understand the process of selling property, coordinating preparation works, arranging and coordinating marketing with our in-house team, writing property descriptions & creating brochures, managing and responding to enquiries, arranging and following-up on viewings, leading negotiations with buyers and sellers and working closely with solicitors to ensure a smooth transaction. We view both sellers and buyers as our customers, understanding that every buyer interaction could potentially generate a lead for a property sale too, either now or in the future. So, it’s imperative our buyers are being well looked after, and we do all we can to understand their position and help facilitate their purchase brilliantly. In everything you do, you should be a great representative for everything Umega stands for.

Previous property sales experience would be highly beneficial, but is not essential if you have a strong sales and management background and a real commitment to learn about all things property. What matters most is that you’re a natural leader and a role-model for those around you. You should have genuine care and passion for working with people, be results-driven and motivated by providing an exceptional customer experience at every turn. As Property Sales Manager you will be responsible for helping us to achieve our growth and hit sales targets by successfully managing the sales team to provide an exceptional, memorable service to our customers through slick and polished service delivery.  You’ll build and promote strong, long-lasting customer relationships by working closely with them, understanding their needs and removing their anxiety about the sales process at every turn.

A huge part of our culture at Umega is putting people at the heart of all we do.  Everyone here plays a significant role in making sure that the company’s character is reflected in each interaction we have, whether this is with customers, contractors, or each other. We know that this takes enthusiasm, dedication and great skill, but we expect that a passion for people is something that each and every employee should hold dear, so you should embody and role-model this in your role and your time with Umega.

You will be communicating with a wide variety of Umega customers, collaborators and colleagues every day. When relaying information back and forth between different people, via a variety of methods, crystal-clear and confident communication is paramount. You’ll also need to take a measured approach to your busy workload, understanding how to manage and prioritise your time effectively both as an individual, as a manager, and as a contributor to the team dynamic. As you’ll be liaising and negotiating with a variety of people every day, the stronger your knowledge and understanding, the better and faster the resolution will be. You’ll therefore need to be a fast-learner who is willing to dive in and learn as you go, and keep in touch with the market conditions and competitor offerings to ensure you’re at the top of your game.

Apply if you:

  • Have five or more years of experience in a customer-facing sales role, with a track record of meeting or exceeding targets (experience in the property sector would be advantageous, but is not essential).
  • Are confident working with data and KPIs to track and manage results, and make data-led decisions.
  • Are a natural leader who is comfortable thinking on your feet, multitasking and prioritising your workload, and acting as a role-model for those around you.
  • Have a naturally warm, friendly and personable nature across all forms of communication and all levels inside and outside the organisation.
  • Are a self-starter with an enthusiasm for “getting stuck-in” and learning as you go.
  • Take real pride in all aspects of your role – the big things and the little things all matter!
  • Hold a valid Driving License – this is essential.
