In our last Edinburgh sales market update the signs were there that the number of available properties on the sales market was starting to climb while monthly home sales agreed was holding steady.
Monthly sales agreed remains consistently strong
Since then we can see that monthly sales agreed across Edinburgh and the Lothians have remained strong, as they have done so far this year. With similar levels of monthly sales agreed during the same period in 2021 it will be interesting to see if this drops as we enter the summer holiday period when the sales market traditionally quietens down a little.
Signs of a healthier property market returning to Edinburgh and the Lothians
Looking at available properties on the market on Rightmove, levels are climbing after very low numbers over the winter months. This will be music to the ears of buyers. Increasing numbers of available properties on the market should lead to better buying conditions with more properties on the market for buyers to search from. As the number of available properties grows, we expect the market to cool with less competition for some properties. That said, looking at the chart it’s obvious stock levels are still much lower than any other point in the past 2 years so there’s still some way to go.
